A typical purchase transaction takes 30-45 days to close. A Short Sale takes 90-150 days. Complexities arise throughout this process with the Negotiator, Escrow, Lending & Communication. You need to have a robust technology platform as well a dedicated team of short sale experts who are staffed and prepared to handle this environment. Freeshort-sale.com has assembled such a team and is ready to close transactions in record time without the usual hassles.

Short Sale Negotiator

We have some of the most experienced negotiators in the industry. They know the nuances of all Banks/Servicers to expedite the Short Sale Approval.

Escrow

Over the course of a short sale an Escrow Officer must perform additional tasks, in a timely manner, to ensure the transaction goes smoothly. These include, but are not limited to, the following:

  • Continuous HUD changes to deal with an active negotiation.
  • Date Down the Preliminary Title Report, on a monthly basis, to make sure that it’s reflecting current status of property and borrower.

Lender

Our lenders have dedicated Short Sale Underwriting departments to facilitate a quick close once the Short Sale Approval is granted by the Bank. Every borrower is pre-approved at the beginning of the transaction. In addition, they will work with the borrowers to ensure there are no income/asset/ credit issues that will cause delays at the end of the transaction.

Transaction Coordinator

We insert an experienced Short Sale Transaction coordinator into the process to facilitate the following:

  • Communication to the entire team (Realtor, Buyer, Seller, Escrow, Lender)
  • Monitor every status of the transaction
  • Collects and distributes documentation to all parties
  • One place to call for all information/status

Credit Repair Expert

The seller of the property typically has concerns for how a Short Sale will impact their credit. We assign a Credit Repair expert to advise the seller on what actions can be performed in order to maintain a strong credit profile once the transaction takes place.
